Brookhaven's typical home value reached $744,798 in August, up $23,205 on a year, Zillow figures show. Only four Georgia cities rank higher. Rents rose 1.1%.
The typical Brookhaven home was worth $744,798 in August. That is $23,205 more than a year earlier, a rise of 3.2%. Values went up in every one of the last 12 months.
The figures come from the Zillow Home Value Index, published by Zillow Research. Brookhaven ranks fifth of the 551 Georgia cities in the index.
How Brookhaven compares
Brookhaven is now worth more than its two big neighbors to the north. Sandy Springs, about five miles away, is rising slightly faster.
| City | Typical value, August 2026 | A year earlier | 12-month change |
|---|---|---|---|
| Brookhaven | $744,798 | $721,593 | +3.2% |
| Sandy Springs, about five miles northwest | $692,396 | $668,717 | +3.5% |
| Dunwoody, about six miles north | $672,389 | $655,346 | +2.6% |
The month-on-month gain was small. Brookhaven’s index rose 0.3% from July, when it stood at $742,460.
Rents are rising more slowly
The typical asking rent in Brookhaven was $1,831 in August, according to the Zillow Observed Rent Index. That is up 1.1% on a year earlier, when it was $1,811. It rose 0.9% from July.
Brookhaven ranks 63rd of 153 Georgia cities for rent. So the city is far nearer the top of the state for buying than for renting.
Few new homes in the pipeline
The city issued permits for six new homes in August, all single-family houses. That comes from the U.S. Census Bureau’s Building Permits Survey. Their total construction value was $5,367,449. No apartment or townhouse buildings were permitted that month.
Permits count homes authorized, not homes started. The Census Bureau revises the monthly figures in its annual file.
What the numbers measure
- It is not a sale price. The Zillow Home Value Index is a smoothed, seasonally adjusted estimate of the typical value of homes in the middle third of the market. Zillow revises past months as new sales come in.
- It differs from the census figure. The U.S. Census Bureau’s 2023 American Community Survey five-year estimates put the median value of owner-occupied homes in Brookhaven at $660,300. That is what owners themselves estimated in surveys taken from 2019 to 2023, and it carries a margin of error. See the Census Bureau’s Brookhaven profile.
What it means for you
- Selling or refinancing: your home’s value depends on the street and the house, not the city average. An appraiser or a local listing agent will price it from recent nearby sales.
- Property taxes: DeKalb County’s assessment notices are based on the county’s own valuation, not Zillow’s. Our real estate transfers page tracks recorded sales in the city.
- Renting: rents rose about a third as fast as home values over the year.
